To vacant the property in Sharjah the tenant must have to cancel the tenancy contract and sharjah sewa connection which is for utility bills such as water , electricity.
As you submit the deposit in Sharjah SEWA when we get new connections when rent a proprty, this deposit will be back after this smooth cancellation.

here are the steps to cancel the Sharjah tenancy contract
Get the NOC from Landlord
Inform your landlord or agent in advance that you are planning to vacant the property. even your contract is finishing or you are leaving middle of the contract.
If you are leaving middle of the contract on urgent basis the landlord may ask 1/2 month rent or some charges depending on landlord or the rent contract you done with them
Now empty the property and get the NOC from landlord or agency. some provide after the notice some ask to vacant the property so they can check all are ok in the room/flat otherwise they might ask to pay for damages if any.
Cancel tenancy contract
once you get the NOC visit any Tasheel Sharjah office with your attested tenancy contract, the NOC paper , original and copy of your emirates ID and SEWA bill or SEWA account no
pay around 65 aed fee for tenancy contract cancellation and visit Sharjah SEWA branch of your area to cance SEWA connection.
Close SEWA Account
In SEWA office show the signed and stamped paper you got from Sharjah Tasheel, emirates id copy , SEWA deposit slip.
they will note down your flat details and contact no as well. give the watchman contact for safe side.
later the SEWA guy will visit flat to close the connection and will note down final meter readings.
with in 10/12 days you will get clearance paper on your mail. you have to re visit sharjah sewa office to get back your deposit money after deductions (if any)
Get the Deposit back
if you haven't got the clearance paper you may visit SEWA office again. there is an urgent connection closing process with 100/150 extra charges but due to current COVID-19 situation its not available.
If you missed the deposit slip they may deduct some amount for that it may be 20 aed per 1000 aed deposit.

I don't know much about your case, you have direct contract with landlord of via any agency. Still staying in house or already left before the contract. etc!!!
the legal or not legal can be decide by the department if you can visit and explain them

How many days it will take to cancel the SEWA,once we requested.can we request them the date which we want to cancel the date.
If all ur cheque cleared shud not be any issue. Ask ur friend to check the flat is vacant or check with landlord before coming back

My tenancy contract ended on January 31, 2022. I didn't want to renew the contract as my family is moving back to India in May. I discussed this with the real estate agency and they told me I can continue staying in the apartment till my family moves and I just need to pay the rent for the months I'm staying. Yesterday when I visited the office for paying the rent for February, March, April and May, the real estate office staff told me apart from the rent I need to pay an additional charge of 800 AED at the Municipality as tenancy contract charges. On asking whether this would get me a tenancy contract for 4 months, they told me I can get a 6-month tenancy contract if I pay 920 AED. This includes 4 per cent of the annual rent (28000 AED) plus the service charges. Nowhere on the internet, I could find something like a 6-month contract. I doubt the words of real estate office guys. Could you please confirm?
if short term is still valid then no issue they give u a valid contact. Get mail for this matter from them then sign it.
I have a Question, I have taken a studio room in Sharjah as a Bachelor, My contract ends on June 2023. I want to bring my family next month, so I want to change the Contract from Bachelor to Family. When I visit SEWA they are not allowing to modify the existing Tenancy Contract. How can I proceed. Can anyone help me out on this.
