Sharjah tenancy contract attestation


Sharjah is known as family friendly emirate in UAE. Many nationalities from the world are staying in sharjah. Many areas have the facility where you can get house, room, apartment on rent in less and affordable price.

As per rule once you rent the flat it must be attested from sharjah municipality. The charges of the attestation is 4% of annual rent. The attested must be done with in 90 days of the rent contract otherwise it would be some additional charges as penalties. In other words the sharjah tenancy contract attestation grace period is 90 days no matter its a new contract or renewal of existing contract.

If you haven't attest your current tenancy contract or previous year tenancy contract in sharjah, you can visit any tasheel office in sharjah to attest tenancy contract in sharjah. the payment can be done by credit card or by cash in the tasheel office. there would be some additional service fee for tasheel office. 
alternatively sharjah tenancy contract can be attest using online service from sharjah municipality portal, some text and instructions on the site are in arabic, it could be difficult if you cannot understand arabic. 
Another option is check any typing center in sharjah many of them many of them provide sharjah tenancy contract attestation , tenancy contract renewal and sharjah tenancy contract cancellation services with a nominal fee.

The sharjah municipality were providing this service earlier as well. but now it shifted to sharjah tasheel offices.

Tenancy Contact Renewal Fees:

The tenancy contract renewal fee in Sharjah is 4 percent of the annual rent. for example if the annual rent is 32,000 then the tenancy fee will be 1280.
This needs to be paid every year with in 90 days of rent contract signed otherwise there will be some additional late fee has to be paid.

Where to Renew Tenancy Contact in Sharjah:

In summary ,There are few option to do sharjah tenancy contract attest or renewal can be done by 
  1. Sharjah tasheel offices
  2. Online portal of sharjah municipality (sharjah baladiya)
  3. Typing center
  4. Estate agency 
Note: If you haven't attest previous tenancy contracts you can take all your contract and do attestation in sharjah tasheel offices only. 

Documents Required for Tenancy Contract Sharjah - Dubai 

The following documents are required for the attestation of tenancy contract in sharjah Dubai. to Below documents required to do the tenancy contract attest or renewal 

  1. Original Emirates ID Card.
  2. Passport copy of tenant .
  3. Visa Copy of tenant.
  4. Original Tenancy contract with land lord and tenant signature.
  5. Passport copy of Land lord.
  6. Visa copy of Land lord.
  7. Registration paper copy from your land lord.
  8. Old / previous Tenancy contract in case of renewal.
  9. SEWA Bill or copy of SEWA Bill.
  10. SEWA receipt if no SEWA bill yet received.

Staying with Family - Document required - Sharjah

The below document required if you are staying with family in sharjah. For the tenancy contract in sharjah with family you must provide the passport, wife id and visa copy. You can leave the visa if not proceed but you need to show her passport copy.
  • Wife emirate id passport and visa copy.
  • if visa not processed yet (show the passport copy only).

Tenancy contact must be attested at earliest at possible. If sharjah tenancy contact not attested within grace period. Sharjah municipality attestation fine is around DHM 200 to 250 for each contact.

Q. What is the sharjah tenancy contract grace period ?

The contract can be attested with in 90 days of the contract date after that time period there will be sur charges around 200 AED. If you haven't attested previous contract you can do it in current year but both contract will be attested. Visit any tasheel office in sharjah to do current and previous contract attestation.

Q. Can landlord increase rent every year in Dubai?

A tenant is paying AED 95,000 per year, being 5% below the average market rental rate. On renewal of the lease, the landlord is not permitted to increase the rent in accordance with the New Decree.

Advance Notice for renewal 

You should inform landlord or agency if you want to renew contract or not 3 months in advance other wise they might asked charges.

If you want to cancel the contract in middle due to any reason you might ask 2 months in advance and there should not be any charges for that (not sure some time agencies charged and you can visit the concern department office to resolve or ask about the issue). A sudden contract cancellation may need to pay 2 months rent.

Sharjah municipality introduce online tenancy contract renewal which is available through registered estate agencies. Or Tasheel offices for that case no need to visit municipality office.

aravind. it is 4 percent of annaul rent + service charges.till 90 days no late fee after that late fee is same as contract fee. in other word we have to pay double fee.
double check with them some time no late fee charged

Looked into hundreds of article and none answer a basic simple question, the notice period if I do not wish to Renew my tenancy Contract. One would expect an article about Tenancy renewal must have this info, but sadly your article is no different. How much in advance a tenant must inform the landlord he does not wish to renew? Is there any notice period at all. Some article say in Dubai it is 3 months in advance, others say none. Normally tenant can ask landlord before 3 months if he/she wants to renew or not.
Some have direct contract with landlord while some times agencies/state agent involved. usually agencies inform/ask in advance but sometimes landlord does not.

Last Thursday I went to Jazat sharjah office for renewal contract attestation, unfortunately it was closed due to CORONA concern, now how can I attest online?

actually my contract has expired and I want to cancel my contract with landlord and he advise first you need to attest it from municipality then they will give clearance form to disconnect SEWA. because last year when I renew my contract I didn't get attestation as I don't know that it is necessary to attest it every year.

Login to the portal of Sharjah municipalty. inside you can see the contract you can download that image and print it.
after kogin all will be in arabic there will be only 2 links there try both of them or use google translation.
alternatively you can visit tasheel to get stamp on your contract but they will charge

Dear Mr Shahid. My first time contract was not attested by Real Estate Company and they lost the original (copy is there but without Sewa stamp). Now at the time of renewal will municipality ask for stamp on the old contract and if there is nothing available then what options do I have. Will there be any fine. Shall appreciate your guidance. I have visted thaseel center to renew my contaract last year and current year. they have made the application on 20/09/2020 and i have received some OTP confirmation number from municipality for the same. But still I didnt received payment link to remit the amount for atestation. again I visted on 23/09/2020 and application submitted again , but still didnt get any confirmation. i have to stamp mu daughter visa on urgent basis otherwise I will get a huge fine. Kindly help me how we can sort out this issues.

Hi Fairooz Inshallah it will be done soon. I am almost in the same boat but doing through the real estate company. My application was submitted on 21st. I had another issue as Sewa stamp was not available on the old contract. But real estate person says it will not create an issue. Let’s share whenever we get a payment link and issue is sorted out. Alhamdulillah.. i did my attestation today last year as well as current year. i went to municipality early morning by 7.30am and the counter person was treated very nicely. so from the municipality its self i got the all attestation as well as I remitted the payment there it self. by 8.30 i have received my attested contracts. today it self I submitted for visa renewal .

Yes they have charged me AED 150 extra . i hope that is belongs to late payment fee. No link dear. from the counter it self I cleared everything and I paid the amount directly at the same to time they provide me the attested contract. like maximum 30 mints work.

Hello There I just take my unattested contract right now and they told me to go to sewa first and after tasheel so my question is in the contract they put family because i said so but they didn't told me anything only ask if what i put if family or bachelor. So tomorrow I'm planning to go to sewa to register my electricity are they going to ask me additional documents its because they mentioned that its family? i have only my documents such as Emirates ID, Passport and visa also i include my cousins ID and birth certificate. is it still possible that my contract will get attested or do i need the to change it to bachelor? SEWA will not ask any family proof but during contract attestation they need to know family or non family. and they may ask spouse passport visa emirates id whatever available due to conditions. u amy aware some areas might be restricted only family's allowed there.
don't understand y u put cusion birth certificate etc?

My real estate agency is charging me 1,000 for renewal fees for my lease renewal, 120 for contract, 74 for Tasjeel and 2% municipality fees. I believe they are charging too much. My lease contract expire on 11 February 2021.

First, Can I choose not to pay the unnecessary charges? if there is any?

Second, Can I just renew my contract myself? How? Thank you so much for the advise.

Yam, If you have necessary documents you can do it by ur self from any sharjah tasjeel. usually agency charge some additional service charges. you can ask them to give the docs and go your self to tasjeel sharjah

Tasheel will do that but you have to take all previous contracts with you. i think around 150/200 fine for each year (not sure exact amount)
better to visit municipality office and check with them may be they have other policy

two month rent if you vacant it before contract expiry. If you dont want to continue usually it can be notified 1 or 2 months in advance.
if you doesn't have any written contract about advance notification better to visit municipality office ASAP and explain ur issue.
its really depends on landlords. I vacant it without any notice when my contract end. and they didn't ask any fines or extra charges

I lost my job since March 2020 and my wife also gave birth here in MedCare Hospital in Sharjah 2 months earlier before the fine. Now my company has cancelled my visa and I don't know I can pay this fine. Is there any discount I can get?? And where and how can I apply for it? For the seek of my baby

my friend was staying in sharjah he got 12000 fine as the water meter was broken. He told landlord as this is not my friend responsibility.
the landlord's send PRO and lawyer to same office to settle the issue. later the fine were removed from bill.

The reason they said which they suspected was I had so many people in my flat. They suspected I have partitions inside cuz they didnot enter inside the flat cuz the door was locked. These people they suspected were my 2 cousins whom were staying with me during that time cuz they had lost their jobs due to the pandemic

I have proved that by taking my cousin's Emirates ID to sharjah municipality near Cricket Stadium but rejected that they want only direct blood brothers/sisters. So my question is so it's not allowed to stay with your cousins in Sharjah? Never heard of this before. I've even applied for discount in which I paid AED21 but it was rejected and they're only insisting that I pay the fine AED 11021

I have been staying in flat for the past few years but I lost my job and the real estate person took my money and cheques and said he will try to renew in my wife name but he is now refusing to do so. My previous attested contract expired in march 2021. What can i do? If I wait till next year without municipal attestation i do not have a work visa i am on a visit visa as my resident visa was cancelled. how much fine will there be. I am trying to find a job. You can attest two multiple contacts later means old and new contracts. Fine could be 300 around. you can make contract in your wife name if she has residence visa.

The real estate has still not issued the NOC because the signatory is out of the country. Its already 1 month and a half the contract expired last June 30 2021. Is there a penalty? Who will pay the penalty? SEWA is also another problem still not cancelled.

You can't attest a contract without valid residence visa. wait until you get job then attest it later. the fine could be around 250/300 for late contract attestation plus the contract fee.

My Real Estate renewed my tenancy contract online and i just received a photocopy of contract with stamp from real estate and online receipt for municipality payments. They told me it is already registered and updated.

Does the municipality will issue a true contract copy? Like the green one.

Most of time they charge for extra stay specially contracted through agency. But some time they give a week extra.
If contract is directly with landlord you can request to stay more.

I had not been renewed my tenancy contract.now I had received letter from sharjah city municipality rent dispute resolution center dispute arbitration section.they ask to vacate the flat. I want renew my contract with all pending due rent and delay fee.what is procedure to clear this.
